Terms and Conditions

Make your vacation a relaxing and joyful time by knowing as much as possible about our wonderful property. Please read these terms and conditions:

Our property is managed by Blue Water Realty in Marco Island, FL.  You will be presented with the terms and conditions related to this property through our property management company before completing your reservation.

Minimum Age to Rent is 25 years of age.

The following additional information applies to our guests: We go the extra effort to make sure everything is clean, in working order, and comfortable for you.  You can help us make that happen for you and other renters.

  • Please do not sit on any of the furniture in wet clothing/swimsuits.

  • Please wash sand from beach cart, chairs and other items brought into the condo from the beach.

  • Absolutely NO SMOKING is allowed in the condo or on the balcony.

  • South Seas has a NO PETS policy.

Our Cancellation Policy:

Our cancellation policy is through our property manager, Blue Water Realty (unless booked through an online booking site where their policy would apply) and is as follows:


In general, any confirmed reservation may be cancelled by the guest subject to the following:

If there are cancellations without insurance the following cancellation requirement prevail.  Cancellations 120 days prior to arrival date will receive a full refund, less $400 cancellation fee.  Cancellations within 120 days of check in date are refunded 90% if the property is rebooked for the same rental amount.  If property is not re-rented, then the cancelling party is responsible for the full original Cancellations due to Florida Executive Order (Covid-19), Collier County closure (Covid-19) or Marco Island Regulation (Covid-19) will have 50% of money paid, moved forward to another available and agreed upon rental period in the same property.  Balance paid is non refundable. 


Blue Water Realty offers our guest trip cancellation and trip interruption coverage.

Payment Terms:

Blue Water Realty will work with our guests to schedule payments.  Personal checks and credit cards are accepted.
